Nightly Rental Policies

Rates

Rates are subject to change without notice and do not include applicable state and local taxes,
such as the 7.5% State Sales Tax and the 5% Monroe County Tourist Tax.
Special events and holidays, including but not limited to Christmas, New Year’s, Yacht Race Week,
Independence Day, Labor Day, Fantasy Fest, Meeting of the Minds, and Poker Run, may incur higher rates.

Age Requirement

Guests must be at least 25 years old to make a reservation and must occupy the property
for the entire duration of the stay. The individual making the reservation must present
a valid ID at check-in. Guests under 25 who do not have a parent or guardian accompanying
them will not be allowed to check-in, and no refund will be issued.

Payment for Reservation

All reservations must be paid in full at the time of booking. Payments can be made by credit card,
check, or money order. If alternative payment arrangements are needed, they must be pre-approved.
The final payment is due 60 days before check-in. Failure to pay within this timeframe will result
in cancellation and forfeiture of the reservation.

Returned Checks

A $75 fee will be charged for any checks returned for insufficient funds.

Extra Person Charge

A fee of $25 per night applies for each additional guest beyond the property’s standard occupancy.

Housekeeping

Additional housekeeping services are available upon request at a rate of $30 per hour.

Hurricane Policy

No refunds or rescheduling are offered due to hurricanes or severe weather.
We strongly recommend purchasing trip cancellation and interruption insurance.

Trip Cancellation and Interruption Insurance

For added protection, we advise guests to purchase trip cancellation and interruption insurance.
This insurance is not affiliated with Colocada but can help safeguard your vacation investment
against unforeseen events, such as hurricanes, evacuations, or emergencies.
Details on how to purchase this coverage are provided upon booking.

Smoking Policy

All properties are non-smoking indoors. Smoking is permitted outdoors only, and ashtrays are provided.
Any indoor smoking will result in a minimum charge of $200 for deodorizing the unit.

Guest Responsibilities

The rental agreement specifies the number of adults and children allowed to stay in the unit.
If this number is exceeded, or if there are unapproved occupants under 25 years old,
guests will be required to vacate without a refund.

The registered guest is responsible for the behavior and actions of all occupants.
Loud parties, events, or large gatherings are not permitted.
Any noise complaint or violation of local laws will result in a $100 fee for the first offense
and eviction without refund upon a second complaint.

Damages to Property

Guest agrees to be financially responsible for any loss, damage, or breakage to the property,
its furnishings, equipment, or contents caused by guests, members of the guest’s party,
or invitees during the rental period.

Any such damage will be charged to the card on file or deducted from the security deposit
at replacement or repair cost, including applicable taxes and fees.
Guest authorizes Owner/Manager to process such charges without prior approval.
Normal wear and tear excepted.

Lost Keys and Lockouts

Lost keys will incur a replacement charge. Lockouts requiring after-hours assistance
will result in a $30 fee.

After-Hours Services

Non-emergency service calls outside of regular business hours (9:00 a.m. to 6:00 p.m.)
will incur a $50 service fee, at Colocada’s discretion.

Personal Property

If you leave personal items behind, please contact our office.
We will provide UPS contact details so you can arrange for the return of your belongings.

Courtesy Vehicles

Complimentary transportation is offered to and from Key West International Airport
and the Ferry Terminal for check-in and check-out services.
Please contact the office to schedule your pick-up or drop-off.

Concierge Services

Our concierge team is available to assist with excursions and special requests.

Minimum Stay Requirements

Minimum stays may apply for weekends, holiday periods, and special events.

Check-In / Check-Out Times

Check-in: 3:00 p.m.

Check-out: 11:00 a.m.

Early check-ins and late check-outs are subject to availability and approval by our housekeeping team.
Failure to vacate by noon will result in a charge of 50% of the daily rate,
and failure to vacate by 4:00 p.m. will result in an additional full day’s charge.

Late Arrival

For arrivals after 6:00 p.m., please bring your email confirmation with driving
and check-in instructions. Visit the office the following morning to complete
registration and receive additional keys and maps.

Cancellation Policies – Nightly Rentals
Cancellations made more than 60 days before check-in will receive a full refund,
minus the greater of 10% of the reservation or a $65 cancellation fee.
Cancellations within 60 days of check-in will result in forfeiture of the total amount paid.

Weekly and Monthly Rental Policies
Payment for Reservation

Full payment for weekly and monthly rentals, including taxes, cleaning,
and reservation fees, is required at the time of booking.

Cleaning Fee

A cleaning fee of $115 (weekly) or $200 (monthly) applies.
Fees may vary based on the property.

Receiving Mail

Do not send personal mail or packages to the rental property.

Pet Policies
Accepted Pets

Dogs are welcome in most units, except for specific breeds restricted by our insurance.
The following breeds are not accepted:

  • Pit Bulls
  • Rottweilers
  • Akitas
  • Bernese Mountain Dogs
  • Canary Dogs
  • Chows
  • Dobermans
  • German Shepherds
  • Huskies (excluding Siberians)
  • Any guard dog trained to attack

Pet Fees

Nightly/Weekly Rentals: $20 per pet per night

Monthly Rentals: $200 per pet

If an undeclared pet is found on the property, the pet fee will be retroactively
applied for the entire stay.

Pet Guidelines

Pets must be leashed in common areas and taken off-site for bathroom breaks.
Quiet, non-barking pets may be left alone in the unit, but please leave the TV on for company.
Disruptive pets must be boarded, or you may be asked to leave without a refund.
